Can you fix things between guest stays?
Yes. Tell us the checkout and check-in times and we plan the job inside that window. When the diary allows we come out the same day, which helps when a guest reports a problem the night before checkout.
The common jobs are dripping taps, running toilets, blocked or leaking wastes, failed lights, sticking doors, broken blinds and alarms that chirp at 3am. Send photos or a short video by WhatsApp and we price from those, so you know the cost before we go.
If we find something bigger, such as a leak that has reached the ceiling below, we stop, send you photos and price it separately. Nothing extra is done without your approval.
Leaks matter more in a short let than in your own home, because nobody may notice them for days between bookings. In a flat, a small drip under a sink or a failed shower seal can reach the neighbour below. Ask your cleaner to check under sinks and around the bath at each changeover and send us a photo if anything looks damp.
- Leaks
- Taps, wastes, toilets and shower seals.
- Electrics
- Lights, sockets, tripping circuits and alarms.
- Doors and locks
- Sticking doors, broken handles and lock changes.
Can you keep a running job list for my property?
Yes, and it usually saves money. Guests and cleaners spot small things: a loose towel rail, a wobbly chair, a slow drain, a blown bulb. On their own, none of them justify a visit. Collected on a list, they become one visit with one fixed price.
Send us the list as it grows, with photos, and tell us when there is a gap in bookings. We do the lot in one go and report back on each item. Urgent jobs, like a leak or a dead alarm, go straight in and do not wait for the list.
Over time the list also shows patterns. If the same tap or door handle keeps failing, it may be worth replacing it with a sturdier version rather than repairing it again, and we will tell you when that is the case.
What safety checks should a short-let host have?
At minimum, working smoke alarms and carbon monoxide alarms, sensible fire safety and safe electrics. Rules for short lets differ from long tenancies and are changing, so check current rules with Leicester City Council, your insurer and any platform you list on.
Fire safety guidance from the government generally treats paying-guest accommodation as business premises, which usually means the host is the responsible person and needs a fire risk assessment. Smoke alarms on every storey and a CO alarm wherever there is a fixed combustion appliance are a sensible baseline.
An electrical inspection (EICR) every five years is required for most long-term lets in England and is good practice for short lets too. Some insurers may ask to see one. Gas safety checks are not our work and need a Gas Safe registered engineer.
We fit and replace smoke, heat and CO alarms, including mains-linked alarms that set each other off, and carry out EICRs and PAT testing on guest appliances. Any repairs a report calls for are priced as one fixed price.
- Smoke alarms
- On every storey, tested and in date.
- CO alarms
- Where there is a fixed combustion appliance.
- EICR
- Commonly every five years; check current rules.
- Gas safety
- Yearly, by a Gas Safe engineer, not us.
Can you fit smart locks and key safes?
Whether a smart lock will work depends on the door, the existing lock and the model you choose, so send photos of the door edge and the lock before you buy.
We fit the hardware; setting up the app and guest codes stays with you. If the property is a flat, check your lease, as some freeholders control what goes on the front door. Some insurers also have rules about key safes and lock types.
Can you mount TVs and assemble furniture?
Yes. We mount TVs on solid and stud walls, with the cables hidden where the wall allows, and assemble beds, wardrobes, tables and flat-pack furniture when you furnish a property or replace damaged items.
These jobs can go on the same visit as electrical or plumbing work. A new TV point with a socket behind it, for example, can be done in one go.
For a property that is being set up for the first time, a single visit can cover the TV, the furniture, curtain poles, mirrors, shelves and alarms, so the place is ready for photos and the first booking sooner. Send a list and photos of each room and we price it as one job.
How do you report back if I live elsewhere?
With photos and a short note after each job. If you manage the property from another city or abroad, we work on the basis that you will not be there.
Access can be through a key safe, a smart lock code or your cleaner. After the job you get before and after photos, what we found, and anything else that needs attention, each with its own price.
- Before and after photos
- Sent by WhatsApp or email when we finish.
- What we found
- The cause, not just the part we changed.
- Anything else
- Further issues priced separately for you to approve.
