How does regular maintenance work without a contract?
You get in touch when something needs doing, we agree one fixed price, and we do the job. There's no plan to sign up to, no monthly fee and no retainer.
Working this way, you still get one familiar tradesperson who already knows where the board is, which circuit feeds the kitchen and where the stopcock sits.
Send jobs by phone, WhatsApp or the online form as they come up: a flickering light, a dripping tap, a loose door handle. If you'd rather save a few small jobs for one visit, keep a running list and send it over when it suits you. We price the lot as one fixed price before we start.
Can we book regular checks?
Yes. If you want checks done on a schedule, such as the monthly emergency lighting test or a yearly look round a rented flat, we book them in with you. Each visit is its own fixed-price job, agreed before work starts.
There's no commitment to keep booking. You can change how often we come, skip a month or stop whenever you like, because each visit stands on its own.
The checks fit what you actually have: the number of emergency fittings, the toilets and kitchens, the fans, the doors that take a beating. A takeaway on a busy street needs different checks from a quiet office above a shop. The checklist on this page shows what usually falls due and when.
What do we cover, and what don't we?
We cover electrical, plumbing and handyman work, plus compliance testing: EICRs, PAT testing and emergency lighting tests. Several of these can go on one request and one visit, even across trades.
If a job turns up something bigger, such as a board that needs replacing or a leak under a floor, we stop, show you photos and explain your options. Nothing extra happens without your approval.
Regular repairs don't replace the formal inspections the law and your insurer expect. They keep things working between them, and we can remind you when each one is due.

What happens when something breaks?
Message or call us with a few photos and we reply within 24 hours. When the diary allows we come out the same day. We're open every day from 8am to 8pm.
We don't sell priority response or guaranteed call-out times, and we won't promise a time we can't keep. What helps most is that we already know your building, which usually makes the fix quicker.
The repair is priced as one fixed price before we start, the same as every other job. If it can safely wait until a visit you've already booked, we'll say so, which saves you a separate trip.
What records do you get after each job?
After each job you get a short photo report: what was checked, what was fixed and what needs attention. It's written so a manager, landlord or insurer can read it without being an electrician.
Emergency lighting test results go in your logbook, which the responsible person for the premises must keep under the Regulatory Reform (Fire Safety) Order 2005. EICR, PAT and emergency lighting results come with their own certificates or records.
If there's ever an insurance claim, a fire risk assessment or a question from a landlord, that paper trail is usually the first thing asked for. Reports are kept on file, so if a manager or agent changes, the history stays with the building.
Why a fixed price per job instead of a contract?
Because you know exactly what each job costs before it happens, and you only pay for work you've asked for. Many maintenance contracts work on a monthly fee or a retainer for a set number of hours, which can mean paying in quiet months too. We don't charge by the hour at all.
Each job has one fixed price, agreed in advance, with travel included.
That works the same for a single tap washer, a monthly emergency lighting test or a full turnaround between tenants.
Can you look after several sites?
Yes. A business with two shops, or a landlord with a handful of properties, can send jobs for every site to one contact.
Where sites are close together, for example a few units in Leicester city centre or along one road in Wigston, jobs can often be grouped on the same day.
To get started, send your address, the type of premises and a few photos of anything that needs doing, plus the board and emergency lights if you want regular checks. We reply within 24 hours.
