Do you work on business units as well as homes in Beaumont Leys?
Yes. Beaumont Leys is a mix of both: housing estates built mostly in the 1970s and 80s, the Beaumont Shopping Centre in the middle, and industrial and business areas with units and warehouses around the outside.
If you run a small business from a unit, the Electricity at Work Regulations 1989 put the duty on you to keep the electrics safe and maintained. We handle the practical side, either as one-off jobs or on a regular plan. Typical unit work includes:
- Machinery connections
- Isolators and supplies for compressors, saws and other equipment.
- LED high-bay lighting
- Replacing old fluorescent or sodium fittings in workshops and warehouses.
- Emergency lighting
- Repairs and replacement fittings so monthly and annual tests pass.
- Extra sockets for office areas
- Added where a mezzanine or office corner needs more power.
Can you upgrade a unit to three-phase power?
Often, yes, but it depends on what supply the building already has. If a three-phase supply comes into the unit, we can install the distribution board, circuits and connections for your machines.
If the unit only has a single-phase supply, the upgrade itself has to be arranged with the network operator, National Grid Electricity Distribution, and that can take time. We can tell you what to ask for. This kind of job needs a survey visit, so send photos of the supply, the meter and the rating plates on the equipment you want to run, and we arrange a time to look.
Why does my 1970s or 80s house get so much condensation?
Usually because moisture has nowhere to go. Many homes from this period have since had double glazing and draught-proofing added, which keeps the heat in but also traps steam from showers, cooking and drying clothes. If the bathroom or kitchen fan is weak, blocked or missing, condensation and black mould tend to follow.
A correctly sized fan, ideally with a humidity sensor or run-on timer, often makes a clear difference. Look out for:
What should I do if a switch keeps tripping?
Note which switch trips and when it happens, then send us a photo of the fuse box. A pattern such as "every time the kettle and washing machine run together" or "only when it rains" narrows down the cause a lot.
We're about 4 miles away, so when we can, we come out the same day. If the cause can't be seen from photos, we give a fixed price for tracing the fault, then a second fixed price for the repair once we know what it is. Nothing goes ahead without your approval. For a business unit, tell us your opening hours so we can test circuits without stopping work for longer than needed.
Do you do landlord work on the Beaumont Leys estates?
Yes, for private landlords, letting agents and owners. A good share of homes here are rented, some privately and some from Leicester City Council or housing associations.
If you're a private landlord, we can clear the remedial items from an EICR, fit smoke alarms on every storey, replace tired extractor fans and handle small repairs between tenancies, all on one request. If you rent from the council or a housing association, repairs usually go through your landlord, so check with them before booking us for anything that is their responsibility.
